Wise Investors Follow Development


Real Estate investing is as much of an art as it is a science, but I can assure you it is not Rocket Science. One simple thing is that wise investors follow development. In my experience of over 2 decades, I have seen the most money being made with pin pointed investments that have upcoming trigger points. One of the key trigger points that have delivered quality returns for the investors has been Infrastructural Development in a particular vicinity. I have over these years, seen Gurgaon Infrastructure go from Zero to Hundred, specially under the current government, who firmly believes that Infrastructure will lead the path to financial development.


Even though the Dwarka Expressway is not completely operational, but I had the opportunity to drive on some open stretches of the Dwarka Expressway and was pleasantly surprised. So much so, that it felt like you are not really in India, I kept telling my colleague again and again, "This doesn't feel like we are in India".


Sector 37 has become an interesting place to invest and to live in current times with a couple of important Infrastructural changes that are lined up in the near future, that is going to change the whole dynamics of this sector. One of the key infrastructural change is the introduction of Metro Line that will connect Sector 37 to Cyber City and Huda Metro Station. This obviously will be one of the important landmark developments for the residents as well as boost property prices higher.


The Second most important infrastructural development that one will see is the connectivity of Dwarka Expressway and the Clover Leaf connecting to SPR. As we know that Sector 37 is just off the Dwarka Expressway and once connected, it will take just about 15 minutes to reach Golf Course Extn. Road, making this a very important change to boost property prices and enhance liveability in this sector 37.


Apart from this there are new developers coming up in the vicinity with High Quality Residential Projects in Gurgaon. We are likely to see a new residential coming up as Adani Project in Sector 37 being announced in the next few months, Krisumi is another one, which is already underway of development. All these developments are likely to trigger prices in Sector 37 and the surrounding areas.


Note for Investors & End Users

As an investor or even as an end user, the most important thing is to be able to get into the area that is slightly under developed and under valued and then wait for the triggers to happen to add value to your asset. Sector 37D, in my opinion is on the verge of break out in terms of prices and in due course of the next 6 months to a year, I do see an upside of 15 to 20% in this sector. There are some really good well conceptualized and well designed homes like BPTP Terra in Sector 37D, which are great value buy today. It is a small niche luxury boutique community that offers very well finished fully loaded apartments with Air Conditioners, Modular Kitchen, Wardrobes etc. It also offers an option to go with smart features that enhance the quality of life with a touch of a button.
