Over the years, multiple real estate developers have come and gone. However, the last decade has seen some stability in the real estate sector as far as the developers are concerned. Amongst my top picks for the year 2023-2024, I have a list of Real Estate Developer Brands that I believe will be leading the pack with new launches and quality products. The list is not too big, and I have tried to add my reasons for my choices. Needless to mention that these are my personal opinions and not any kind of advise or any kind of derogation for the brands not mentioned in my list of 2023-2024 developers.
On the top of the list is DLF:
DLF doesn't need much introduction when it comes to development in Gurgaon. In fact, if we need to give credit to any developer for the entire Gurgaon Story, then it would be DLF. One of the early players, who have taken Gurgaon from nowhere to putting it on the global map today is DLF. However, we haven't seen much coming from DLF stables for the last Decade, specifically in Residential Development, this is about to change with DLF New Projects that are going to come up in the next 2 years.
With large land holding on the SPR (Almost 200 Acres), DLF is all set to create a second largest commercial hub, which people are calling Cyber City II and along with that, DLF is likely to come up with multiple Residential Projects in Gurgaon in the SPR Vicinity. Interestingly, DLF's vision shift towards Luxury Housing in Gurgaon has been a game changer with their recent success with The Arbour, Sector 63. Another interesting New Project by DLF that is in the Super Luxury Category is what is being talked about as Crest II right in the Gurgaon Downtown, The Golf Course Road. Based on record sale bookings last fiscal, DLF is planning an aggressive launch pipeline for 2023-24 with 11.2 million square feet area and an estimated sales revenue potential of Rs 19,710 crore.
Second on my List is EMAAR:
After EMAAR chose to go on their own with the approvals of 100% FDI in Real Estate, things have been interesting at EMAAR. The quality of delivery and product mix have both gone through a pleasant change and today, the offerings and the deliveries by EMAAR can be considered as good as any quality development internationally.
EMAAR's latest delivery of Digi Homes has set new standards amongst Premium Luxury Residential Communities in Gurgaon. EMAAR is an interesting brand to watch out for in 2023-2024 with quite a few offerings of quality residential projects in Gurgaon that is in the pipeline at very prime locations of Golf Course Extn. Road vicinity. With Digi Homes paving the way for EMAAR as a Quality Residential Community in Gurgaon, it is going to further EMAAR's credibility amongst discerning home buyers. Amongst some of the New Projects by EMAAR are 2 High End Residential Communities in Sector 62, Gurgaon just off the Golf Course Extension Road.
Third on my List is BPTP:
Interestingly, BPTP is on a rebound after putting all their troubles in the past. With the new generation taking reins and working hard to build a quality brand that has already delivered over 20,000 homes in Gurgaon and have a robust land bank both in Gurgaon & Faridabad. In fact, they have been the trail blazers & leaders in Faridabad for Township Developments.
From the stables of BPTP, one can look forward to some Luxury Housing in times to come, they are now working with the best of the Architects from across the globe and bringing in some very interestingly designed homes to the Gurgaon Market. One of the upcoming Luxury Residential by BPTP in Sector 37D (Just off the Dwarka Expressway) is designed in a very interesting Singapore Style architecture. Also their deliver of BPTP Terra which is positioned as Premium Boutique Residences in the same sector have been much appreciated by the Gurgaon Consumers. Some of the interesting new launches by BPTP are expected to be on the Dwarka Expressway and one Boutique Luxury Residential Project on the Golf Course Extn. Road.
