Is BPTP Terra worth buying?

If I was to consider a year or two years back, my opinion may have been different. But there are a few things that have changed my mind towards BPTP Terra as a Residential Community. The first being the committed quality delivered at BPTP Terra, the second is the Infrastructural Changes that are a major trigger point in enhancing the value proposition for Terra and the entire vicinity. There is one third reason that is very interesting, I will point it out towards the end of this article.


First of all, the team at BPTP has done a phenomenal job in terms of the quality of delivery of the community. The lush Lobbies are comparable to any high end international residential community. The interestingly designed Tower Lobbies at Terra are something of a masterpiece. The whole idea of joining two tower's lobby together in itself creates such an grand experience, that one starts the arrival at home with a feeling of being alive. Apart from this, the floor lobbies, the overall apartment finishes and the fact that the apartments come almost ready to move with your clothes is another interesting fact when it comes to BPTP Terra as a community. The cute, compact and functional club house within the community is another very interesting feature, apart from the larger club for the vicinity that is spread over 100,000 sq.ft. also developed by BPTP.


Second Factor of course is the infrastructural trigger points that are likely to change the entire vicinity and make Sector 37 as an important sector for times to come. One of them being the Metro Connectivity and the other being the connectivity with Dwarka Expressway leading to The Clover Leaf Bridge further connecting to the SPR/Golf Course Extn. Road. These are serious developments, which once done would put Sector 37D on a different pedestal.


Another interesting factor that I see as an opportunity is the valuations at this point in time. I believe BPTP Terra is undervalued at this point in time and I do see an upside of at least 15 to 20% in the next 6 to 12 months as some of the infrastructural changes happen on Dwarka Expressway and the entire project gets occupancy. Apart from this, I do see a major price change coming in the future, when the Metro Connectivity gets to this sector.
